The Company, Our First Multifamily Deal a 300-Unit - Autumn Lakes Apartments, The Freedman’s Bank of 1865 Funds

For over twenty years, the company has focused on investing and transforming distressed and new construction residential and commercial real estate projects that have benefited the families, the community, the investors, and our company.

The company’s first multifamily deal, a 300-unit multifamily apartment community in Newport News, VA Autumn Lakes Apartments, was completed with partners Community Investment Group, a 3-year project completed in 18 months:

Purchased: $13.3 Million
Raised: $4 Million for CapEX (Construction budget)
Offered investors: 100% return in 3-5 years,
Completed a 3-year construction in 18 months,
In 2022,
Appraised: $50 Million, now $57 Million,
Refi: completed a Cash Out Refi of $31 Million,
Investors: paid them $8 Million on their $4 Million in 22 months.

Currently invested in over 1,215 Units in large commercial multifamily communities in Virginia and North Carolina, with many in the “Affordable Housing” space. Positioned for growth in luxury Class A and B levels of multifamily mixed-use housing and other sectors of real estate.
